There is a simple mistake you could be making with your roller shutters that could mean your insurers won’t pay out in the event of an accident.

It is the law to regularly service your roller shutters to make sure they are in full working order and are safe to use. If this legislation isn’t met, your insurers could refuse to pay out if someone was injured or your premises was the target of a break in due to a faulty roller shutter.

The legislation

Under Regulation 5 of the Workplace (Health Safety and Welfare) Regulations 1992, roller shutters are to be ‘maintained in an efficient state’ and should be ‘checked at regular intervals, as appropriate, by inspection, testing, adjustment, lubrication, repair and cleaning.’ The legislation doesn’t give a specific time scale between services as this will depend on several different factors, including how regularly the roller shutter is used, the manufacturers guidelines and its location. When you have a roller shutter installed, it’s important to ask your supplier about the appropriate maintenance schedule.

Regulation 6 of the Provision and Use of Work Equipment Regulations 1998 (PUWER) also states that powered doors, including roller shutters, should ‘not deteriorate to the extent that it may put people at risk.’ It goes on to state that the responsibility of this belongs to the person in charge.

The importance of roller shutter servicing

Roller shutters are classed as machinery and as such, need to be properly maintained if they’re to stay in full working order, whether in a residential or commercial environment. Without regular servicing roller shutters can develop faults which can have serious consequences should they fail. Regular maintenance will not only ensure you’re in line with the legislation and therefore fulfilling your insurers’ requirements but will also identify any potential problems and remedy them, reducing your risk and extending the life expectancy of your roller shutters.
